Homeowners
PCMS will help to translate your ideas into a finished project that you are delighted with. Our designs are practical, environmentally sensitive and can be built cost effectively.
For a fixed fee based upon a percentage of the estimated construction cost, we can project manage the whole process including the architectural design, the planning process and all of the building work through to final handover.
Extending Your Home
Moving house can incur huge expense with estate agency fees, removal costs, surveys and Stamp Duty. It’s not surprising that increasing numbers of people are choosing to extend their homes instead. PCMS understands that the process of making substantial changes to your home can be daunting. Perhaps you know that you need more space, or think that the existing space in your home could be used more effectively. Or you may want to develop an existing out-building such as a garage or small barn to accommodate friends and family, or build a home office. But where to begin?
PCMS will help at the outset to explore the feasibility of an extension project, by suggesting innovative and creative ways of achieving your aims. We will then draft concept designs for your approval and ease the burden of managing the planning process and finding reliable builders.
Designing and Building a New Home
No doubt you will have a strong vision of the type of home you would like to live in, and are aware of the considerable advantages of having a house built to your own specifications. PCMS will provide all the services you need to achieve your aims. We will discuss your requirements in detail, and produce 2D and 3D designs as required, for approval. For a fixed fee agreed at the outset, our project management service helps you to reduce the administrative burden by taking care of all the practical and technical issues involved in specifying and managing building work.
PCMS uses the Code for Sustainable Homes when designing new homes. It’s important that we now build and live in our homes in a way that minimises their environmental impact in areas such as carbon emissions, the water used and the waste generated. The Code for Sustainable Homes provides this all-round measure of the sustainability of new homes, ensuring that sustainable homes deliver real improvements in key areas such as carbon dioxide emissions and water use. And of course in the longer term, money will be saved on household energy and water bills.
Maximising Property Value
As family or individual circumstances change, living spaces may become unsuitable or under-utilised. PCMS can show you how to adapt and improve the space to make effective use of your home and maximise the value of your home.
This may involve knocking down internal walls to create larger and better-utilised rooms, or improving the use of the loft space or garage. It can also involve the creation of an additional dwelling. You may be surprised to hear that a number of minor modifications do not require planning permission, saving you both time and money.
