Planning and Listed Building consent has been granted by St Edmundsbury Borough Council in Suffolk for a side extension to an old water mill in the village of Kedington. The former water mill has Grade II listed status; parts of the old industrial mechanism are still visible, and the mill race, which is part of the River Stour, runs through the garden.
It was a pleasure to produce designs for what is without doubt one of the most picturesque projects that we have worked on! Planning consent has now been secured for a new rear entrance combined with a lobby and ground floor WC/ shower room. Care was taken to ensure that the new extension blends seamlessly with the existing historic building, and we produced a Heritage Statement in support of the proposal alongside other supporting statements.

A local homeowner recently was very pleased to have planning and listed building consent (LBC) renewed by Aylesbury Vale District Council for an extension to their home. The proposal involves demolishing a conservatory at the rear, and replacing it with a more attractive two-storey extension with a glazed link corridor. A new double garage and replacement for the porch has also been granted consent.
This application was a renewal of a previously consented application to the local authority: as the three year statutory expiry of permission was approaching without work beginning, we were able to make a strong case for renewal of the planning and listed building consent.
The homeowner was very pleased to hear about the renewal of consent and commented “Great news! Thanks so much for your help with this application.” It is hoped that work will shortly begin on the home extension project.
We were all extremely pleased yesterday to hear that planning and listed building consent has been granted by Chiltern District Council for The White Lion public house in St Leonards, which is Grade II Listed. This extension and renovation project will see the historic building rejuvenated and the pub re-open for business – hopefully by 2019.
Our design details a replacement rear extension to allow the bar and trading area to be extended and refurbished, and a number of repairs to the fabric of the building to safeguard it for the future. Care was taken to retain the original charm of the building, whilst addressing some significant building condition issues.
The pub has been closed for business for some years now, and since a new owner took it on we have assisted them with securing consent – which can be a painstaking process with a listed building. Strong support for the application was also given by the local Save the White Lion campaign group and the Mid-Chilterns branch of CAMRA.
On hearing the news, owner Mandy Grimwood said: “Thank you to everyone at PCMS Design for all your hard work to get the planning decision we were hoping for. We are now looking ahead to the future with optimism, when we can start trading again.”
We are working hard at the moment to help get a popular Grade II Listed Chilterns pub back into operation and trading again. The White Lion in St Leonards, which is much loved by local residents in the surrounding hill top villages, has had a chequered history in the last few years. It’s been closed for business since January 2014. However, the future is now looking much brighter.
The White Lion was bought by Mandy Grimwood as a business opportunity in June 2017. Mandy appointed PCMS Design to advise on the potential for the building; it was clear that in order to be a viable business the whole building required renovation and extension. Our design proposal includes the demolition of a poor quality rear toilet block and reconfiguring and enlarging the public bar and restaurant area, whilst retaining the pub’s historic character. All areas of the pub are affected by the proposed works, including the landlord’s accommodation on the first floor.
A planning application with listed building consent is currently under consideration by Chiltern District Council. Director of PCMS Design Alex Bond said: “Everyone involved in this unique project is very excited by the prospect of the pub being put back on the map, and so far it has the support of many neighbours and several groups, including the ‘Save The White Lion’ campaign. It is rare to get the opportunity to help open a pub, and we hope to see it re-open next year.”
A residential client was recently very pleased to receive planning permission for a new storage barn from Aylesbury Vale District Council. Our client was seeking to demolish an existing old and dilapidated storage barn at the front of their property, close to the roadside, and replace it with a very similar structure to be used as a workshop and also for storage.
Their property is a Grade II listed cottage which is also within a Conservation Area, and so a compelling case had to be made to the local planning authority to demolish what was already there. Our case was aided by the design of the replacement building, which has an enlarged footprint, but also took great care to replicate the style and appearance of the existing ‘rustic’ structure.
Our design met the requirements of the Council’s heritage officer, and planning permission together with Listed Building Consent was granted. Our client is now intending to start works on the new building this Spring.
We are delighted this week to receive word that Aylesbury Vale District Council has granted both planning permission and listed building consent for a barn conversion project in the rural village of Ickford, Buckinghamshire.
It’s thought that the red brick agricultural storage building dates back to the Victorian era. Various alterations have been made over the years, including the addition of stables to one elevation and the construction of a garage alongside. Our client sought permission to convert the barn, which is located both within a conservation area and also within the curtilage of a Grade II Listed house, into a 3-bedroom dwelling.
Our design proposal went through a number of enhancements in order to comply with planning policy, and has now been given the green light for conversion. In addition to the bedrooms, two of which are on mezzanine floors, there will be a kitchen, dining area, study, living room and family bathroom. Our client is looking forward to starting construction works soon.
PCMS is very pleased to have secured Listed Building Consent and Planning Permission for a pretty thatched cottage in the centre of Thame, Oxfordshire. Working as the designer for a local construction firm, we have produced plans for a new rear single storey extension and conservatory.
PCMS has recently secured listed building consent for a residential client in Chearsley, Buckinghamshire. Our client approached us with plans for various alterations to the back of their
home, which looks out onto a secluded cottage garden. The house is Grade II listed and therefore any refurbishment or construction works require knowledge of conservation areas and the planning requirements.
